Campaign Goals

Building with Faith Capital Campaign 

ICCF Community Homes has launched the Building with Faith campaign, a $12 million fundraising initiative to provide desperately needed affordable housing in Kent County.The campaign has received an anonymous $6 million lead gift, which will match every additional donation dollar for dollar up to the full $12 million goal. 

Our campaign is not just about constructing buildings, it’s about building futures. Each home we create and each rental unit we invest in will provide a foundation for stability, growth, and hope. By offering affordable homeownership opportunities and safe rental options, we aim to empower families, foster community, and contribute to the overall well-being of our city. 

Goals

  • 200 affordable homes in West Michigan over the next 2-5 years!
    • 100 affordable rentals
      • $6 million will enable churches to develop affordable rental units on their under-utilized property
    • 100 affordable homes 
      • $6 million will create homeownership opportunities through the Community Homes Land Trust, subsidized for qualified, first-time buyers

Organization Overview

Founded in 1974, ICCF Community Homes is Michigan’s oldest nonprofit affordable housing provider. Serving over 2,000 households annually, ICCF offers emergency shelter, affordable rentals, homeownership education, and financial counseling. With a mission to foster equitable opportunity and thriving neighborhoods, ICCF manages over 600 affordable rental units and provides pathways to homeownership for income-qualified families.

 Impact Highlights (2024–2025)

  • 21 families transitioned from emergency shelter to stable housing
  • 515 neighbors graduated from homebuyer education classes
  • 235 individuals received housing counseling services
  • 28 households became first-time homeowners
  • 650+ affordable rental units managed
  • 27 condos in development at The Seymour in Alger Heights
  • 61 families received rapid re-housing support

Participant Stories

Leading with Love and Purpose 

Latoya once experienced homelessness. Today, she’s a beloved neighbor and community leader at ICCF’s 415 MLK apartments. She’s known for her kindness—whether she’s sharing meals, offering encouragement, or inspiring others to get involved. Now pursuing social work through Calvin University’s Wayfinder program, Latoya is building a future of empowerment and service.

Janice – From Adversity to Advocacy 

Arriving in Grand Rapids in 1984 with her two young children and little else, Janice rebuilt her life through perseverance and faith. She became a homeowner, a foster parent, and a steady presence in her community. Now, she gives back as a board member at ICCF, continuing to help others achieve the same stability she once fought so hard to find.

Devetta – A New Chapter for Her Family 

Devetta came to ICCF seeking a better life for herself and her grandchildren. After years of determination and setbacks, she completed her homebuyer education and purchased a home through the Community Homes Land Trust. Now, as a board member, she helps guide others on their own paths to homeownership.

“First time I walked into my home, it was unbelievable! When I looked out the window and saw my grandkids playing in the yard, that’s when it kicked in—wow, we’re really homeowners.”

Lewis – Living and Working with Purpose

Lewis brings energy and inspiration to ICCF’s Steepleview Apartments, where he runs a small fitness and dance business from one of the live/work units. His one-bedroom home is connected to his commercial space, allowing him to promote wellness while remaining deeply embedded in the community. The building, a model of sustainable design, also provides housing for formerly homeless youth.
