Individual Development Account

ICCF’s Individual Development Account (IDA) is a savings account that enables families to save toward the purchase of a home. Once a participant has saved $1,000 in their account and completed all other program requirements, an additional $4,000 is provided at the time of closing, totaling $5,000 that can be put toward closing costs.

Click here to view more information about the IDA Program. The first step toward determining your eligibility for IDA is taking the Introduction to Homeownership Class.

The ICCF Community Homes’ IDA Program is for individuals or families who meet the following criteria:

  • Is a resident of Kent County
  • Able to save a minimum of $30 per month from earned income
  • Has completed or will complete ICCF’s Introduction to homeownership class before closing on a home
  • Able to save in the IDA Program for a minimum of 6 months
  • Has less than $35,000 in assets
  • Falls at or below 100% Area Median Income (see income guidelines below)

Take the Introduction to Homeownership Class

The first step toward participating in Housing Counseling and determining your eligibility for IDA is taking an Introduction to Homeownership Class.

Receive Pre-purchase Counseling

Next, you can enroll in pre-purchase counseling by submitting the required documents.

Attend Housing Counseling & Open IDA Account

Your next step is to meet with an ICCF Housing Counselor for your initial intake appointment. They will prompt you to open an IDA account, if they can confirm you are eligible.

Save & Find a Home

This program requires that you save for a minimum of 6 months. During this time, we encourage you to find an available home in Kent County. You will be able to utilize your IDA funds at closing.
